Rent Details
The Monthly Rent is $1650, due on the first of the month.

Smoking is not permitted in the dwelling.
Pets
Pets are discouraged, however, small pets will be considered
on a case by case basis. A non-refundable, one-time fee
will be assessed.
Home Owners Association
This home is subject to the rules of the Quail Valley Homeowners
Association. The tenant is responsible for upkeep/mowing of
the lawn and removal of weeds, removal of snow from the sidewalk
and informing the landlord
promptly of any major home repairs or upkeep that may be
necessary.
Cable and Satelite Televison and Internet
The house is wired for FiOS, comcast cable (television and internet). A
prior tenant installed satelite tv. Phone and television
connections come to a central panel in the utility/laundry room.
From here, a patch panel can be used to connect cable each
of the bedrooms, the kitchen, living room, and basement to television
signals. Each of these rooms also has one or two wired Ethernet
jacks which also connect to a patch panel in the
utility room which can be connected to your router or internet
service modem (FiOS, cable or DSL). This setup is faster and more secure than using
wireless internet - Ideal for a home office, IT professional or on-line game
enthusiast.
Lead Warning Statement
Every tenant of any interest in residential real property on which a residential
dwelling was built prior to 1978 is notified that such property may present
exposure to lead from lead-based paint that may place young children at risk of
developing lead poisoning.
 The landlord has no knowledge of lead-based paint
and/or lead-based hazards in the housing.
The home was constructed in 1979.
Insurance
The landlord's insurance policy only covers damage to the property. Tenants are
encouraged to secure renter's insurance to cover their own property and liability.
Utilitites
No utilities are provided by the landlord. The tenant is responsible for
arranging utilities services or switching the responsible party once they
take posession of the property.
Verizon is the primary provider of Telephone Service, others may be available.
Comcast or Verizon are the primary provider of cable television services for this area.
PEPCO is the carrier of electric service. It is possible, through PEPCO's
transmission services to select an aternate provider (generation) of electric service.
WSSC is the provider of water and sewer services.
This property does not use natural gas.
* If actual expenses for the background check do
not exceed $40, the application fee, minus the greater of actual costs or
$25 will be refunded to the applicant.
